UPDATE: 05/05/2023 The application was considered by the Metro Inner-North JDAP at its meeting held on 5 May 2023, where in accordance with the provisions of the Town of Mosman Park Local Planning Scheme No.3, it resolved to approve the application subject to conditions.

The Town of Mosman Park has received a planning application for a mixed-use development at 16 Glyde Street.

Key components of the proposal are as follows:

  • 12 short stay serviced apartments;
  • 8 residential apartments;
  • 9 café/ restaurant tenancies;
  • 8 storeys total (plus a roof terrace and two basement levels); and
  • Community benefit initiatives including a housing diversity, opportunities for the local economy, public art delivery, sustainable development and public realm upgrades including verge treatments, street trees and bicycle parking.

Background to the Development Proposal

The introduction of the Town of Mosman Park Local Planning Scheme No. 3 in February 2018 has created new opportunities for mixed-use development within close proximity to Mosman Park train station. This aligns with State Government strategic planning objectives, aimed at providing new opportunities for infill development within existing urban areas.

Combining feedback from the community with urban design and landscape studies, a vision has been adopted for the Mosman Park Town Centre:

“An urban village which blends architecture, landscape and activity to create a busy and visually appealing place that remembers its past and is distinctive from its surrounds.”

The site of the subject development proposal is situated within the Mosman Park Town, specifically the Mosman Downtown Character Area. The Town has created a Local Planning Policy to refine the character statements for each area of the Town Centre. The Mosman Downtown aims to establish:

A main street precinct with an urban scale and a traditional character that is an evolution in scale from its past. The streets present a comfortable and appealing pedestrian realm with strong interaction between the ground floor uses and the street, whilst the upper floors provide for a range of residential and commercial uses.


Design Review of the Development Proposal

With the shift towards mixed-use urban infill development, the State Government has been advocating for Local Governments to engage in early design review of development proposals, with the assistance of expert advice from independent architects, urban designers, landscape architects and other professionals. The integration of design review in the planning process is now a key component of State Government planning policy.

The Town of Mosman Park has welcomed this initiative and has adopted a local planning policy that sets out a process for engaging with developers in a series of early design review sessions. By engaging in early design review, the Town has the opportunity to contribute to the design quality and evolution of development proposals.


Community Consultation

The public comment period closes at 5pm on Monday 20 February 2023. If you wish to make a submission on the proposal please complete the Submission Form below. Please indicate in your submission whether you would like your details to be kept confidential.

In addition to the above, the Town will be holding a Community Information Session at 5:30pm to 6:30pm on Wednesday 8 February 2023 at the Town of Mosman Park Administration Centre, 1 Memorial Drive, Mosman Park. Town Officers will be present for the purposes of informal discussion on the application, as well as the applicant. Please note that there will not be a presentation as this is a drop in session only.
