The Town of Mosman Park is now inviting your comments on the draft Local Planning Policy No. 35 - Waste Management.
Background
As Mosman Park evolves and the variety of housing and commercial developments expands, managing waste effectively and unobtrusively has become increasingly important. Currently, assessing how new developments handle bin storage, collection access, and visual impact can be complex, often relying on fragmented guidelines.
Without a consolidated approach, ensuring that every new development provides adequate and accessible waste facilities can be a challenge, particularly on constrained sites or within higher-density projects.
What now?
We have seen this as an opportunity to do better by providing clearer guidance, simplifying planning tools, and cutting red tape. Rather than assessing waste management on an ad-hoc basis, the Town has developed draft Local Planning Policy No. 35 (LPP35) to standardise the requirements.
What this means is that future development applications will follow a clear, consistent set of criteria. This ensures that bin storage areas are appropriately sized through specific technical calculations, visually integrated into the development, and safely accessible for our waste collection contractors.
The Draft LPP35 introduces practical, upfront requirements so developers and landowners know exactly what is expected regarding waste management before they submit a development application. The policy focuses heavily on ensuring that waste facilities do not detract from the streetscape and that collection vehicles can service properties safely and efficiently.
Importantly, these changes to the planning framework balance the functional necessities of waste collection with the high standard of visual amenity our community expects. These practicalities will continue to be respected and considered when any development application is assessed.
