Station Precinct Planning Update July 2026
The Western Australian Planning Commission (WAPC) has endorsed Station Precincts Improvement Plan No. 65 on July 24 as part of the State Government's Precincts WA initiative.
The Improvement Plan identifies the planning boundary for the Mosman Park Station precinct and establishes a broad framework that will guide future planning for housing and development around the station.
What this means
The Improvement Plan:
- confirms the Station Precinct boundary, generally extending within an 800-metre walk of Mosman Park Station
- identifies a 'core' area closest to the station where higher-density housing is anticipated over time (pink shading)
- identifies a surrounding 'frame' area that is expected to accommodate a transition to medium-density housing (blue shading)
- provides the strategic direction for preparing a future Station Precinct Improvement Scheme.

Importantly, the Improvement Plan does not introduce new zoning, building heights or development controls. These will be developed as part of the forthcoming Improvement Scheme.
What happens next?
The WAPC is now preparing the Station Precinct Improvement Scheme, which will establish:
- zoning and residential density codes (R-Codes)
- development controls and design requirements
- the planning framework that will apply within the Station Precinct.
Once gazetted, the Improvement Scheme will replace the Town's Local Planning Scheme No. 3 for land within the Improvement Scheme boundary, with planning decisions to be administered by the Department of Planning, Lands and Heritage (DPLH) on behalf of the WAPC.
The State Government has advised that the draft Improvement Scheme will be released for public consultation later this year, providing the community with an opportunity to review the detailed planning controls and provide feedback before they are finalised.

The Town's role
The Town will continue to work with the Department of Planning, Lands and Heritage throughout the preparation of the Improvement Scheme.
Our focus will be to advocate for planning outcomes that:
- respond to the unique character of Mosman Park
- support high-quality urban design
- deliver appropriate transitions in built form
- encourage diverse and affordable housing in suitable locations
- maximise community benefits as the precinct evolves.
The Town will continue to keep the community informed as further information becomes available and will share details of the State Government's public consultation once the draft Improvement Scheme is released.
