The Town of Mosman Park has prepared and adopted for the purposes of advertising a draft Local Planning Policy that sets out incentives for residential builds to benefit from sustainable construction processes.

The Town of Mosman Park is now inviting your comments on the draft Local Planning Policy No. 39 - Sustainable Development.

Where can I review the Local Planning Policy?

A copy of the draft Local Planning Policy No. 39 - Sustainable Development can be accessed via the 'Documents' link on the right hand side of the page. There is also a Guidelines document that provides additional background research to support the policy.

This seems somewhat complex, can you help me understand the process a little easier?

The Town has created an example document that talks through the options of the policy. It is also available in the 'Documents' link on the right hand side of the page.

The Town of Mosman Park is pleased to announce that at the Council meeting on 27 November 2025, we adopted the Local Planning Policy – Sustainable Development (LPP39).

LPP39 provides guidance for embedding sustainable design throughout the life cycle of a development, including:

    • Energy and water efficiency
    • Prioritising solar electricity over fossil fuels
    • Retention and planting of trees to grow our urban canopy and reduce the urban heat island effect

The Policy also introduces incentives to encourage sustainable development:

    • Green-Track – faster approval for projects exceeding energy efficiency standards
    • Green-Save – rewards for developments exceeding local greening or tree preservation requirements

This is a win for the Town, developers, and our community, helping Mosman Park become greener, cooler, and more sustainable for everyone.
